Service charge: US$4/sqm + VAT

Overtime charge: - working time: from 8AM to 6PM, from Monday to Friday
from 8AM to 1PM on Saturday
- All the working time left (excluding the working time) is known
as overworking time, and the fee is calculated US$20/floor/hour
+ VAT

All electricity is counted by the parameter for different floor with the price of
US$0.15/KWH + VAT. If the Vietnamese Government have to raise, the Landlord has the
right to raise the price.

Lease term 3 years

From the second year of the contract time, the Landlord has the right to raise the rent price.
And the raising amount is 10% more than the previous rent price.

Parking: the Landlord shall provide the Tenant motorbike and car parking lots for each floor
with fee as following:
motorbike: VND 200,000/lot/month + VAT
car 4-7 seats: VND 2,000,000/lot/month + VAT

Access and security: professional security service and CCTV system for 24hours to be
provided.

Renewal Option: At the end of signed Agreement, the Tenant shall have the option to
renew the lease for a further period by giving the Landlord a three-month notice. The renewal
lease shall have the same terms and conditions of the initial Tenancy Agreement, except the
monthly rent which shall be reviewed at the Office Market Rental Value at the time of the
renewal.

- Cleaning for public areas
- Pest Control Service
- Front elevation (glass) cleaning
- Full back-up generator for operational hours
-Contracted Telephone company lines and ADSL to be provided,
with Tenant’s charge
- Security system and guard 24/7 outside and public area.

Fees excluded in the service charge
Fee for electricity use in the lease area.
Fee for telephone, TV cable, and broadband cable
